New construction, structural remodel and tenant improvement projects for Intracorp on behalf of Starwood Residential; 2,000 SF Fitness Center for APEX residents; 1,000 SF structural remodel to 900 So. Figueroa Entry Lobby Remodel; 4,500 Leasing suite/Lounge and 1,800 SF 3rd Floor Resident common space.The site directly informs the design of this 2,000 square foot building. As a ‘fitness center’ located on a one acre garage podium — as part of a high and mid rise building development — this structure is informed by the constraining geometry of an existing egg shaped landscape berm and adjacent elevator bulkhead. These two elements establish the building footprint. The structural system respects the inherent symmetry of the rotated partial ellipse in its exposed roof framing as tracery reinforcing the organizing geometry.
